Greenman Real Estate (consisting of Greenman Poland and Greenman Germany) manages the grocery-anchored assets that sit behind the Greenman funds in Poland and across Germany and France. Presenting a single Group at Expo Real matters to us specifically. The three markets don’t run on the same rules, and proving that Greenman Real Estate operates as one business across all of them, rather than separate loosely connected ones, is exactly the point we want to make in Munich.

Local market, same standard

A Polish retail centre and a German one are financed differently, regulated differently, leased differently. What doesn’t change is what a landlord needs to get right: energy costs kept under control, building performance properly understood, and service charges both sides can trust. That’s the standard we hold ourselves to in Poland, the same as anywhere else in the Group, and it’s what makes rolling out the Group’s wider capabilities here straightforward.

Bringing the Group’s capabilities to Poland

Greenman Energy and edyfi are already live across other parts of the Greenman Group’s portfolio: PV and EV charging infrastructure through GM Energy, building and energy performance data through edyfi. We will be bringing the benefits of both into how we manage and lease grocery-anchored real estate in Poland, the same way they already work elsewhere in the Group.

Once that’s in place, it means what it already means elsewhere: energy costs a landlord and tenant can manage together, and service charges backed by real data instead of estimates and benchmarks. That’s the direction we’re building towards, and it’s part of what “For an Interconnected World” means for Greenman Poland specifically.

We’re actively looking at joint ventures and co-investment across all three markets, and Expo Real is where a lot of those conversations start.
